In 1996 the Government introduced a law that all landlords who rent part or all of their property must have all gas appliances and pipe work checked and a CP12 certificate issued annually.

We complete each CP12 certificate following a strict routine and document each result. This ensure each appliance or service in your property is operating correctly and is safe to use.
during the inspection, should any faults identified they will be
 brought to the attention of the landlord.

All certificates are emailed to the landlord and tenant so they’ll always be handy and remove the need to store paper certificates.

What does a landlords gas safety check include?

  • Gas appliance and gas tightness.
  • Measure standing and working pressures.
  • Test burner pressure and check gas rate against manufacturer’s instructions.
  • Check the provision of all necessary ventilation against manufacturer guidelines.
  • All the flame failure devices.
  • The functionality of stability brackets.
  • Investigation of any evidence of unsafe operation and report the outcome to a responsible person.
  • Test flue flow to ensure the correct removal of products of combustion.

    Landlords Legal Requirements

    From 1 October 2015, legal requirements changed. Therefore properties need to have at least one smoke alarm installed on every storey. Any room containing a solid fuel burning appliance (e.g. a coal fire, wood burning stove) must have a carbon monoxide alarm fitted. After that, the landlord must make sure the alarms are in working order at the start of each new tenancy.
    Local authorities enforce these requirements. Fines of up to £5000 may apply to landlords that do not conform to non-compliance notices. Visit Gov.Uk/private-renting for details.

      Cost

          For properties containing one or two gas appliances i.e. Combi boiler and gas hob standard
          cost will be £60.00. However open flue appliances such as fires and back boilers involve extra charge.
          Smoke alarms or CO monitors are required, they can be supplied and fitted during the inspection.
